<p>물론 워낙에 호텔 퀄리티로 고급스럽게 건축한다고 해서 예상은 했으나, 다른 프로젝트에 비해 전철역에서 조금 먼 것과 그럼에도 불구하고 가격이 꽤 높은 점 때문에 판매에 어려움이 없지 않을 것이라 생각했으므로, 제 예상보다 일찍 판매가 완료되었다는 소식은 제법 놀라운 소식이기도 합니다.</p>

<p>지난 10월의 북 타워의 성공적인 판매에 이어 이번에는 남 타워의 분양이 임박했습니다. </p>



<p>아시다시피 이 영 앤 에글린턴 지역은 토론토 다운타운에서 가까우면서 문화, 교통면에서 최고로 살기 좋은 지역으로서 매년 인기 지역조사에서 항상 1위를 유지하는 지역입니다.  지난 10월 16일에 발표되었던 노스 타워는 가격이 $900-1,000/sqft 로 소개 되었고 단 시간내에 솔드아웃되었습니다. 이번에도 이 지역 다른 콘도나 다른 지역에 판매중인 콘도들 보다 상대적으로 가성비가 좋을 것으로 예상됩니다.</p>



<p>현재 이 지역의 렌트시세나 판매 시세를 분석해 보면, 전철역에서 이 정도 거리에 위치한 콘도들의 실거래 가격이 전철역과 직통되는 콘도와 비교해서 전혀 밀리지 않는 것을 볼 수 있습니다. 특히 날씨가 추운 겨울에 걸어다닐 것을 생각하면 가격차가 많을 것 같은데, 실제로는 전혀 그렇지 않은 현상이 벌어지고 있습니다. </p>



<p>참고로 이 지역은 오랜 기간 동안 제가 살고 있는 지역으로서 가격과 부동산 시장 동향에 대한 저의 견해를 믿으셔도 좋겠습니다.</p>

<p>이 콘도의 이름은 현재 동서로 나 있는 길인 에글링턴 에브뉴에 건설중인 경전철 LRT의 노선 번호인 5호선을 따서 만든 것입니다.</p>



<p>이 경전철은 이 콘도가 완공되기전에 완성될 것으로 보이며, 추후 추가 공사를 통해 피어슨 국제공항까지 연결될 것이라서 이 지역 부동산의 미래 프리미엄은 매우 높을 것입니다. 이 콘도에서 가장 가까운 전철역은 Mount Pleasant Station이 될것이며, 도보로 약 5분 이내이고, Yonge and Eglinton Station은 도보로 약 10분 이내의 거리가 됩니다. 아래 구글 지도에서 포인터가 가리키는 곳(117 Broadway Ave)이 콘도의 위치가 되겠습니다. 지도의 우측에 녹색 원으로 표시된 사거리가 미래의 Mount Pleasant Station이 위치할 자리이며, 좌측 아래 코너에 녹색원으로 표시된 사거리가 Yonge and Eglinton Station 위치입니다.</p>

 New data collected by the Kitchener-Waterloo Association of Realtors in 2017 illustrates that the average sale price for a home in Kitchener Waterloo increased by 20.7 percent year-over-year. This meant an increase from $387,291 to $467,513.<br />
 2017 was the first time average sale prices jumped above $400,000, just six years after exceeding the $300,000 threshold. An increase to $500,000 within one year is foreseeable, as RE/MAX has forecast an average sale price of $499,233 for Waterloo Region in 2018.<br />
 The need for both urban and affordable condominium and rental accommodations is evident. Demand for rental accommodations across the Region increased by a record-setting 7% while vacancy rates dropped to a very low 1.9%. A number of factors contributed to this spike in demand including strong immigration, a 40% increase in study permit holders and an increasing senior population.<br />
 Downsizers are attracted to the new luxury rental supply as these units are an alternative to condominium apartment ownership without the associated fees.<br />
 High employment rates and increased wages have also encouraged more youth to move out of their parent’s homes to form an independent household. Census data indicates 86% of these identifying as renters.<br />
 Between July 2016 and June 2017, 1,293 condominium apartments were completed with 30.3% of those being rentals. The rental condominium apartment vacancy rate was a mere 0.7% in September 2017, indicating a lack of supply and a high demand for luxury rental options in new building with more amenities.<br />
 These statistics also verify that the rental demographic is willing and wanting to pay a premium for a more luxurious condominium rental rather than opting for traditional purpose-built rental accommodations:</p>

 Both the Municipal and Regional development charges are waived until early 2019. Investors at DTK can take advantage of this window of opportunity. The expiry of this exemption will make future projects more expensive and/or less frequent, furthering the increase of prices in Downtown Kitchener.<br />
